Now it’s about finding the right property, at the right time, at the right price.
But the market moves fast. Strong opportunities disappear within days. There are significant differences between areas.
Legal nuances can turn a profitable investment into a costly lesson.
A buyer’s agent works for you —
not for the seller’s interests
Most real estate agents on the Costa del Sol represent the seller.
Their fee depends on the transaction closing — price negotiations are not in your favour.

How the buying process works — from idea to keys
The process typically takes 1–2 months.
As a rule, you do not pay the buyer’s agent — our fee is covered by the seller’s agent commission.
1. Free consultation
You gain clarity on which property truly suits you — based on your goals, budget, and lifestyle. We speak openly about whether and how we can help, so we know exactly what to look for and what to avoid.
2. Area orientation and property viewings
You experience the areas first-hand — getting a real sense of the lifestyle and atmosphere. You view properties that match your criteria — either in person with us or conveniently via video viewings.
3. Offer and price negotiations
Once we have found the right property, we negotiate with the seller on your behalf — we structure the offer and protect your interests. We understand the market and know where there is room in the price, so you don’t overpay.
4. Power of attorney, NIE, and bank account
Before the transaction, we help you arrange three essential elements: a power of attorney for your lawyer, who will protect your interests, an NIE number, and a local bank account. We guide you through every step — you don’t need to handle Spanish paperwork on your own.
5. Reservation agreement
The reservation agreement secures the agreed price and removes the property from the market. For resale properties, the reservation fee is €6,000, and we include the necessary clauses in the contract to protect you. If the agreed conditions are not met, your payment is refunded.
6. Legal due diligence and technical inspection
Your lawyer verifies that the property is legally sound — with no hidden debts or planning issues. If needed, we also arrange a technical inspection so you understand the property’s condition. This step helps avoid costly surprises later.
7. Private purchase contract — 10% payment
The private purchase contract secures the transaction — the property is effectively yours. It protects both sides: if you withdraw, you lose 10%. If the seller withdraws, you receive double the amount back.
8. Notarial completion and key handover
At the notary, the most important step of the transaction takes place — the contract is read, signed, and the purchase funds are transferred. Once everything is completed, you receive the keys and the property is officially yours.
9. Final steps
After completion, you don’t need to worry about anything — your lawyer handles the purchase-related taxes, sets up electricity and water contracts, and registers the property in your name. You can simply enjoy your new home.
