Estepona has become one of the most sought-after destinations on the Costa del Sol in recent years, attracting both tourists and property investors. Once known as a quiet fishing village, Estepona has evolved into a vibrant and steadily growing town while preserving its authentic Andalusian charm and cultural heritage.
History
The Corominas dolmens discovered in the Estepona area date back to the Late Bronze Age or early Copper Age. Tools and ceramics found at the site indicate early human activity in the region.
Later, in the 9th–8th centuries BC, the Phoenicians settled in the area, establishing trading and fishing communities. During the Roman period, an important settlement known as Salduba existed here, famous for producing salted fish. Roman remains such as baths and mosaics have been found near the Guadalmansa River.
In the 10th century, during the Caliphate of Córdoba, a town called Al-Estebbuna was founded in the area, the predecessor of present-day Estepona. This period saw the construction of fortifications and defensive towers, some of which remain to this day.
In 1342, a naval battle took place near Estepona, where the Aragonese fleet fought against the Moors. In 1456, Christian forces conquered the town, after which it passed through the hands of several noble families.
After a series of wars and unrest, Estepona was left deserted at the beginning of the 16th century.
In 1502, the repopulation of the town began and the fortifications were restored.
In 1729, King Philip V granted Estepona the status of an independent town, separating it from the jurisdiction of Marbella. At that time, around 600 households lived in the town.
In the second half of the 20th century, Estepona began to develop as a tourism destination.
The first hotels and tourism infrastructure were built in the 1950s.
In the 1960s, the Atalaya Park hotel and golf course were constructed, bringing more visitors to the area.
Today, Estepona is known for its beautiful beaches, charming historic old town and modern residential developments. The town is currently home to around 78,600 residents, including 153 different nationalities.

Estepona rental market overview
As in Mijas, Marbella and Málaga, there is also a shortage of rental properties in Estepona that offer long-term living options. So if you are looking for stable rental income, this niche is clearly available in Estepona as well.
Prices and profitability
Prices vary considerably depending on the location and type of property.
Here is the data from the past year, covering April 2024 to May 2025. The statistics are based on Airbnb and Vrbo channels. In total, there are 1,880 active properties.
The highest number of listings consists of 2-bedroom properties, followed by 3-bedroom and 1-bedroom units, while 4-bedroom and larger rental properties are less common.

What is the average annual revenue? Cleaning fees are also included in the revenue figure.

What is the average monthly revenue over the past 3 years?

Rental income is fairly similar for 1-bedroom and 2-bedroom apartments. Revenue becomes noticeably higher from 4-bedroom properties onwards. If you are thinking purely in terms of rental property investment, the first recommendation is actually either a studio apartment or a 4-bedroom property.

The software allows for a profitability analysis of a specific property or area and also provides figures for nearby comparable properties matching the same criteria – occupancy, revenue, list of amenities and more.
