Puerto Marina & Solymar – marina life and entertainment

  • Best suited for: active second-home buyers, holidaymakers and investors.
  • A lively coastal area around the marina and Plaza Solymar, with beaches, restaurants, shops and nightlife within walking distance.
  • Property: mainly apartments, including homes with marina or sea views. Strong holiday demand, but rental permission must be checked separately.

Santa Ana & Bil Bil – beach living with green space

  • Best suited for: families, retirees and second-home buyers.
  • A popular beach area beside the promenade, Bil Bil Castle and Parque de la Paloma. It feels more residential than Solymar but stays busy in summer.
  • Property: mainly apartments in established communities, often with terraces, pools and gardens. Beach proximity and sea views increase the price.

Arroyo de la Miel – local life and train connections

  • Best suited for: year-round residents, families and buyers who prefer not to rely on a car.
  • A practical town centre with the C1 train station, local shops, restaurants and everyday services within walking distance.
  • Property: mainly apartments, including older resale homes and established communities. Central locations suit permanent living and longer rentals.

Torrequebrada – golf, sea views and quieter living

  • Best suited for: second-home buyers, golfers and buyers looking for a calmer residential setting.
  • A hilly coastal area with an 18-hole golf course, small beaches and more privacy than central Benalmádena Costa.
  • Property: apartments, penthouses, townhouses and villas, often in communities with pools. A car is useful, especially higher above the coast.

Torremuelle – a quieter coast with train access

  • Best suited for: second-home buyers, families and buyers who want a calmer coastal setting.
  • A hilly residential area with small beaches and its own C1 station, providing direct links to the airport, Málaga and Fuengirola.
  • Property: apartments, townhouses and villas, often with sea views. A car is useful if the home is away from the station or coast.

Higuerón & La Capellanía – modern homes and open views

  • Best suited for: buyers looking for privacy, newer homes and a higher-end residential setting.
  • An elevated area near the Benalmádena–Fuengirola border, with open sea views and easy road access along the coast.
  • Property: modern apartments and penthouses around Higuerón, with larger villas and private plots in La Capellanía. A car is generally needed.

Benalmádena Pueblo – whitewashed charm and open views

  • Best suited for: buyers who value character, quiet streets and a slower pace of life.
  • A traditional Andalusian village where whitewashed streets, small squares and coastal viewpoints create a calm setting away from the busier beach areas.
  • Property: village houses, apartments, townhouses and villas. Local services are close in the centre, but a car is useful for the beach and train.

Prices vary considerably between Arroyo de la Miel, the coast and newer hillside developments.

€250,000–€400,000

Studios, compact one-bedroom apartments and some older two-bedroom resale homes, mainly away from prime beachfront locations.

€400,000–€650,000

The widest choice of one- and two-bedroom apartments with terraces, communal pools or partial sea views.

€650,000–€1,000,000

Larger apartments, penthouses and townhouses with better sea views, generous terraces or newer construction.

€1,000,000+

Villas, premium penthouses and modern sea-view homes in Higuerón, La Capellanía, Torremuelle and prime coastal locations.

These ranges reflect asking prices in June–July 2026. The exact price depends on location, condition, sea view, outdoor space, parking and whether the home is new build or resale.

What to check before buying?

Many hillside homes have strong sea views, but walking routes can be steep. Test the actual route to the beach, shops and parking instead of relying only on map distance.

Benalmádena has only two C1 train stations: Benalmádena–Arroyo de la Miel and Torremuelle. A home described as close to the train may still require a steep walk or a car.

In older coastal buildings, review lifts, façades, plumbing, waterproofing and any major community works already approved or planned.

If short-term rental matters, confirm municipal and regional eligibility before buying. New tourist-rental activity also requires express approval from 3/5 of all owners and ownership shares.
