The purchase process typically takes 1–2 months and consists of ten steps: consultation → area orientation → property viewings → offer → power of attorney, NIE, and bank account → reservation agreement → legal due diligence → private purchase contract (10%) → notarial completion → key handover.
The process begins with a consultation, where your goals, budget, and preferred areas are defined. Once a suitable property is found, a reservation agreement secures the price and removes the property from the market. A lawyer then conducts legal due diligence — debts, mortgages, planning status, and building registry. With the private purchase contract, you pay 10%, and at notarial completion, ownership is transferred into your name. After key handover, the lawyer handles taxes, utility contracts, and registry entries. You do not pay the buyer’s agent — the fee is covered by the seller.
