Very briefly and specifically about the property buying process here on the Costa Del Sol

First, in cooperation with your real estate adviser, select the properties that are of more serious interest and that could be visited on-site.

We will inspect 3-5 apartments/buildings with you on the spot because then you will get the real picture of what is on offer.

Once we’ve found the right apartment or house for you, you’ll have to pay a reservation fee to stop someone else from buying it. In most cases, it is around €6000 and this will be deducted later.

Then, together with the lawyer, we will go to the notary, where we will give the lawyer a power of attorney authorising him or her to take care of all the paperwork on your behalf.

We will then go to the bank together, where we will need to start the bank account opening process. It would be good to start as soon as possible.

From here on, you don’t need to be present as our lawyer will take care of the rest.

Our solicitor will start by applying for your NIE number.

A lawyer will check that there are no debts on the property and that there are no entries in the building register that could harm you.

8.

A private purchase contract must be signed within around 30 days and usually 10% of the purchase price must be paid. You make the transfer and our lawyer will sign the contract for you.

9.

On the agreed completion date, sign the public title deed (escritura) in front of a notary and transfer the remaining amount to the seller. Our lawyer will sign the contract and issue a cheque in front of a notary from your Spanish bank account for the final amount to the seller.

10.

Once the deal is done, our lawyer will enter your details in the building register, and sign the water contract and the electricity contract in your name.

11.

After signing the contract, you will receive the keys to your property from our lawyer.
