Marbella is an international hub, a luxurious resort town, and a lifestyle destination.

Marbella’s rise to elite status began in the 1950s (with around 10,000 residents), when the Hohenlohe family, led by Fürst Alfonso von Hohenlohe-Langenburg, founded the Marbella Club Hotel. European aristocrats and international celebrities, such as Grace Kelly and Audrey Hepburn, began frequenting Marbella, establishing it as a destination of high status.

The region has also been internationally promoted by Julio Iglesias, the legendary Spanish singer, and Antonio Banderas, the famous actor who grew up here.

In 2022, Marbella won the title of Europe’s Best Destination, recognized as Europe’s most prestigious and exclusive location, surpassing Monte Carlo, Gstaad, and Capri.

In 2024, Marbella rose to the top of the Best European Destinations list as the overall best destination, confirmed by over one million votes from experienced travelers. In addition, Marbella was awarded 11 Blue Flags for its immaculate beaches, making it a leader among Andalusian coastal destinations.

1. Marbella: How large is it?

Marbella is a name so renowned that even nearby areas often claim the title. Some locations brand themselves as part of Marbella, though closer investigation reveals they are situated up to 30 kilometers from the town.

In 2024, Marbella hosts around 165,000 residents from 153 different nationalities, spanning 117 square kilometers.

During the winter, the city’s population swells by about 100,000 due to an influx of tourists and temporary residents, bringing the total to approximately 265,000. In the summer, this number rises further, reaching estimates of 300,000 to 400,000 people.

  • Marbella town – The historical heart, which includes the Old Town and the beachfront area.
  • San Pedro de Alcántara – The western part of Marbella, an up-and-coming district known for its beaches and residential areas.

Property prices vary significantly depending on the area – more exclusive neighborhoods like the Golden Mile or Puerto Banús offer properties at higher price points, while other districts provide a broader and more affordable selection.

From June 2023 to 2024, property prices in Marbella have risen by 13.7%, reaching €4,812 per square meter. In premium areas such as the Golden Mile, Nueva Andalucía, and Las Chapas, prices can soar to €28,600 per square meter for renovated or new properties.

The luxury segment remains in high demand, especially among international buyers. Investors from the UK, Germany, France, Belgium, and the Netherlands are driving up demand, making Marbella one of the most attractive areas on the Costa del Sol. The scarcity of new developments, combined with high demand, is pushing prices even higher. 33% of all transactions are made by foreign buyers, with the Golden Mile and Nueva Andalucía being the most sought-after areas among international investors.

The average rental price has also increased, reaching €2,263 per property in 2024.

The long-term value appreciation, the luxurious lifestyle it offers, and the secure investment environment signal that Marbella will continue to be one of the leading real estate markets in Spain.

Scandinavian, British, Belgian, Dutch, and French tourists are among the main clients, with international visitors continuously driving rental prices higher.

Growth in the long-term rental market

With short-term rentals being heavily regulated and highly competitive, the demand for long-term rentals has started to increase. Clients include both digital nomads and international retirees. For long-term tenants, stability and comfort are crucial, which often leads them to pay higher prices for high-quality properties.

Prices and profitability

Rental prices vary greatly depending on location and property type. In Marbella’s city center and luxury areas such as Puerto Banús and the Golden Mile, rental prices are exceptionally high, while in the suburbs and further inland, prices are more affordable. However, demand in suburban areas has also risen in recent years, as people seek quieter living environments.

The majority are 2-bedroom properties, followed by 1-bedroom and 3-bedroom listings, with fewer properties offering 4 or more bedrooms.

8. Schools in Marbella

In Spain, the education system is divided into preschool and a three-tier structure. Preschool consists of two stages. The first stage includes nurseries (guarderías), catering to children from three months to three years old. The second stage is preschool (escuela infantil), designed for children aged three to six. Once a child turns six, attending school becomes compulsory.

Primary education (Educación Primaria) lasts for six years and is mandatory for children aged six to twelve.

Secondary education (Educación Secundaria Obligatoria or ESO) lasts four years and is compulsory for students aged twelve to sixteen.

After completing compulsory education, students can choose to continue their studies in high school (Bachillerato) or attend a vocational training center (Formación Profesional).

9. What is the future of Marbella?

Marbella’s General Urban Development Plan has been in the works since 2019. In 2023, it received its initial approval and is set to replace the outdated 1986 plan. The final approval is expected by 2025.

The coming years will bring significant changes to Marbella’s overall landscape.

The new urban development plan reclassifies approximately 12 million square meters of land, which will enable the development of new residential areas, commercial spaces, and infrastructure. As a result, Marbella will expand inland, and while properties located a few kilometers away from the sea are currently (2024) more affordable and offer a quieter lifestyle, this is likely to change in the near future.

The new plan will further invigorate the real estate market. New business districts and industrial parks will create more jobs. Improved infrastructure is expected to enhance transportation, with plans to reorganize traffic in Marbella’s city center. For example, Ricardo Soriano Street is planned to be partially converted into a pedestrian street (approximately 600 meters), not primarily to reduce traffic but to create an attractive zone for tourists. This area will feature new cafes, restaurants, green spaces, regular cultural and music events, and shops. The inspiration for this change comes from Málaga’s beautiful Calle Larios.

The urban plan will also highlight Green Marbella. While these may seem like big promises, the goal is clear:

  • Expansion of green spaces: Marbella plans to create more parks and green areas to improve the living environment and air quality.
  • Energy efficiency and renewable energy: The city supports the use of solar energy and other renewable energy sources, as well as the energy efficiency of buildings.
  • Improved waste management: The focus will be on waste sorting and recycling to reduce waste and promote a circular economy.
  • Development of cycling and pedestrian areas: New bike lanes and pedestrian zones will be built to reduce traffic and promote cleaner air.
  • Optimized water use: Recycled water will be used for irrigation in parks and green spaces, with water conservation as a priority.
  • Smart city technologies: Marbella is moving towards becoming a smart city, using intelligent solutions to improve infrastructure, traffic, and energy efficiency.
  • 15-minute city concept: The aim is for all essential services (such as shops and healthcare facilities) to be accessible within a 15-minute walk for residents.
