  5. We sign a contract. You pay one month’s rent to the Merlis Homes account, 1-2 months’ rent goes as a deposit, which you get back if there are no issues with the property upon return. If the apartment isn’t directly from the owner, the seller’s agent gets paid by the owner. Typically, you’ll also be charged for water, electricity, and internet usage. All other expenses are covered by the owner.

Documents you should prepare:

  1. A copy of your identification.
  2. A bank statement for the last 12 months.
  3. Employer’s confirmation of employment.
  4. Copies of IDs of other individuals who will live in the rental property.

Further documentation may be needed during the process.

How much does the full service for searching a long-term rental apartment or house cost?

According to the law, the service fee should be paid by the landlord. However, since this is not always the case in practice, in addition to job satisfaction, there may also be a service fee for some properties. We check this for each property separately.

What should you definitely know?

  • Deposit. By law, landlords can request a deposit of one month’s rent for unfurnished properties and up to two months’ rent for furnished ones.
  • Utility bills. Ensure who’s responsible for utilities (water, electricity, gas, etc.). Sometimes these are included in the rent; other times, they’re separate.
  • Inventory. If the apartment is furnished, ensure there’s an inventory list detailing the items and their condition. This can prevent disputes at the end of the contract. Photos or videos might be helpful.
  • Contract duration and extension. Many rental contracts range from 2 months to a year. Know the required notice period if you wish to leave before the contract expires.
  • Maintenance and repairs. Ensure the contract specifies who’s responsible for general maintenance, repairs, or if a home appliance stops working or there’s a significant water leak and who covers the damage.
  • Inspection before returning the property. Organize a joint inspection with the landlord to check the property’s condition. This can help avoid later disputes over the deposit.
  • Cleaning. It’s standard to return the rental property clean. Some contracts might have specific clauses about professional cleaning.
  • Deposit return. By law, landlords must return your deposit within one month after you leave the property, unless there’s a reason for deductions (damages, unpaid rent, etc.). Prepare for the contract’s end to ensure the landlord has no reason not to return the deposit.

What are the questions I’ll ask you over the phone?

To start the search for a suitable rental home, I need answers to the following questions:

  • Objective, as it determines the location. Should it be near a nursery/school, bus station/train station, your workplace, or perhaps close to the beach?
  • Period. When are you looking to rent?
  • Budget. How much are you willing to pay monthly? Note that utility bills for water, electricity, and internet are added to the rent. Possible amounts can be seen from the owner’s previous bills.
  • Number of bedrooms. How many bedrooms and bathrooms should there be?
  • Additional amenities. What’s essential for you? An underground garage or is street parking okay? Proximity to a gym, should the complex have a sauna, heated swimming pool, paddle or tennis courts, working spaces? Should there be storage space? Should there be a garden?
  • Pets. Do you have pets? If yes, how many? What breed or size are they?
  • Number of people. How many people will live on the rental property? Are there children and how old are they?
  • Contact information. Address, email, phone number.
